A Step-by-step Procedure
for Conservation Easements

by Wood-Land-Lakes  (WLL)

Stage 1:

Step 1. Contact local land trust, request information packet (includes brochure, questionnaire, step-by-step procedure)
 

Stage 2:

Step 2. Return completed questionnaire and schedule tour of property with landowner to determine if a Conservation Easement (CE)  is appropriate

Step 3. Land committee will decide whether or not to pursue the CE and notify landowner of decision

Step 4. Land committee will make recommendation for CE to Wood-Land-Lakes (WLL) Council and notify landowner of decision
 

Stage 3:

Step 5. Advise the landowner to consult legal and tax advisors

Step 6. Landowner obtains qualified appraisal

Step 7. Landowner obtains survey if part of property is to have CE

Step 8. Landowner obtains title information

Step 9. Landowner negotiates the restrictions and drafts the document

Step 10. Obtain formal acceptance by WLL
 

Stage 4:

Step 11. Sign, notarize and record easement

Step 12. WLL completes baseline inventory of the property

Step 13. Copies of recorded CE to WLL and attorney

Step 14. Publicize the results
 

Stage 5:

Step 15. Monitor CE annually with landowner
